There are many times where a private mortgage can get you out of a bad situation. One situation could be a real estate contract written up with no subject to financing. This means that once the contract is signed the buyer must come up with the financing to purchase. If they don't, they lose their deposit. The deposit alone most times is upwards of $20,000.
